PHOTOS & MARKETING

We offer a free professional photography which means your property will stand out with first class presentation and professionally edited pictures.

We advertise your property on the best, most popular property portals in the UK today – Zoopla and Rightmove, as well as our own website, with detailed descriptions and high quality photography. With your permission we will erect a well-designed “To Let” board outside the property. We aim for a 24 Hour turn-around time from shooting to marketing. We can have you live on our website and portals almost immediately.

VIEWINGS

On receipt of your instruction, we will scour our extensive database of pre-vetted high quality applicants and we will contact all those that we feel would be suitable based on your criteria and their requirements to arrange viewings. A member of Jason Oliver will show applicants around on your behalf and will be on hand to answer any questions they may have. We make it our priority to follow up all viewings and pass on feedback to landlords within 48 hours.

AGREEING AN OFFER

Once we receive a firm interest in your property we will contact you to advise full details of your potential new tenants, their current situation & their requirements and will discuss this with you. If you’re happy to offer them a tenancy subject to references, we will take your instruction and contact the applicants requesting a holding deposit to secure the property for them.

CHECKING REFERENCES

Jason Oliver vetting process is extremely thorough and we diligently follow up all references, checking each tenant’s employment, rental and credit history for utmost peace of mind. We use a professional, independent company , Homelet, to complete our referencing so every report is impartial and accurate.

MAKING SURE YOUR LET IS LEGAL

There are a number of legal requirements which should be met before a tenancy commences. These currently include the provision of an energy performance certificate (EPC), a gas safety certificate (CP12) provided by a registered engineer and details of the deposit holding company. We will also check that each tenant has the right to rent. We also recommend that the landlord obtains EICR (Electrical Installation Condition Report) as the landlord is required by law to ensure that the electrical installation in a rented property is safe when tenants move in and maintained in a safe condition. Jason Oliver can assist in obtaining all certificates required. Once a tenant and your property have passed all our checks, we will draw up a tenancy agreement to be signed by both the tenant and the landlord.

TENANCY AGREEMENT & DEPOSIT

All our tenancies comply with the latest legislations. We are experienced with all types of lets from a standard AST to Company let and other non-standard tenancies.

We will request from the tenant a security deposit equivalent to 6 weeks rent together with 1 month rent in advance. All deposits taken under the Housing Act must protected within a registered tenancy deposit scheme and we are members of DPS (Deposit Protection Scheme).

MOVING THE TENANTS IN

The moving in day has arrived and all that is left to do now is hand over a set of keys to the tenant(s). You will already have approved the references, all monies will have been paid by the incoming tenant(s) and the tenancy agreement signed by all parties. We would also have advised tenant(s) to set up a standing order for the monthly rent so the amount is automatically collected from their account.

LET ONLY OR MANAGED?

Depending on how much you wish to get involved in the day to day running of your rental portfolio will determine which service you select with Jason Oliver. We can do everything from repairs and maintenance to rent collection and renewals or simply find and reference your tenants and hand over the rest to you once they’ve moved in. PROPERTY MANAGEMENT

Our attention to detail means there’s no delay in obtaining paperwork pertaining to your property letting. We will promptly send you a copy of the fully signed tenancy agreement, a statement of account and any other associated documents, such as an inventory. We will also hold copies on file.

Your property investment is just that - an asset that should grow and provide you with a return. Our full property management service will ensure your let is protected at all times, by making sure your tenant pays the rent and is respectful of the condition of the property. We do this through a frank, pre-let conversation with the tenant, regular inspections, an open and trustful dialogue with everyone during the let as well as a reporting system that swiftly addresses emergencies and planned maintenance. Tenant charges

To be paid when making an offer for an AST
Holding deposit *per tenancy - equal to one week's rent

To be paid when making an offer for a non-AST
Holding deposit *per tenancy - £500
Referencing charge:
- per individual applicant (including 'right to rent' check) and/or guarantor - £180 (inc. VAT)

*Please ask to see the conditions on the holding deposit receipt form as to whether all or part of the above will be refunded should the tenancy not proceed.

To be paid prior to tenancy starting
Initial rent (less holding deposit** above) as per tenancy agreement
Tenancy deposit:
- For ASTs with an annual rent of under £50,000 - equivalent of 5 weeks' rent
- For ASTs with an annual rent above £50,000 - equivalent of 6 weeks' rent
¿ All other tenancies - as agreed between parties
**The holding deposit will be offset against the initial rental payment if the application is successful.
